-About What We Offer
drywall Services, start to finish
From the first sheet on the wall to the last pass of sandpaper, Jakhu Contracting Ltd. handles every stage in-house — for homeowners, renovators, builders, and commercial projects across Nanaimo, Vancouver Island, and throughout British Columbia. Licensed, insured, and finished to Level 4 or Level 5.
Service 1
Drywall installation
We supply and install drywall for new home builds, renovations, additions and commercial projects across Nanaimo and Vancouver Island. Every board is measured, cut and set for a tight, clean foundation before taping begins — because a bad board job cannot be saved by good taping.
Board selection matters more than most people expect. Standard board is fine for a bedroom; bathrooms, laundry rooms and basements want moisture-resistant board; garage common walls, multi-family party walls and commercial assemblies need fire-rated board to a specified assembly. We spec what the room actually needs and tell you why.
We work directly with builders, general contractors and homeowners, fitting our schedule into yours without slowing the trades behind us.
- New construction, additions and renovations
- Standard, moisture-resistant and fire-rated board
- All ceiling heights and framing types, wood or steel stud
- Coordination with framers, electrical and plumbing
- Clean site practices throughout the job

What is drywall installation?
Drywall taping and finishing is the process of covering board seams and fastener heads with tape and joint compound, then sanding smooth so the wall is ready for paint. Finish quality is graded Level 1 to Level 5. Jakhu Drywall finishes to any level, including Level 5 for critical lighting and gloss paints.
Service 2
Taping & finishing
We tape, mud and sand drywall to a smooth, paint-ready finish for homeowners, builders and contractors across Vancouver Island. Every joint is coated by hand and each coat is checked before the next goes on, so walls and ceilings come out flat and clean.
Finish quality is graded Level 1 to Level 5. Most walls sit well at Level 4; areas with critical lighting or high-gloss paint want a Level 5 skim so no joints or fasteners show. We finish to the level your project actually needs — and tell you where you can save.
Straight lines, tight corners and a proper final sand are what separate a good finish from a callback. That’s the standard on every Jakhu job.
- Taping and mudding of all seams
- Level 3, 4 and 5 finishes
- Level 5 skim for critical lighting and gloss paint
- Corner bead and detail work
- Final sanding and clean-up

What is a Level 5 finish?
A Level 5 finish adds a thin skim coat over the entire surface so seams and screws disappear, even under bright or angled light. Jakhu Contracting Ltd. finishes to any level, including Level 5, across Vancouver Island.
Service 3
Drywall Repairs
We repair holes, cracks, dents and water-damaged drywall across Nanaimo and Vancouver Island, blending each patch into the surrounding wall or ceiling so the fix disappears.
Small repairs can often be quoted from a few clear photos and a short description. Larger water- or mould-damaged areas get a quick look first, so the estimate is accurate and we catch anything hidden behind the board.
Texture matching is where most patches fail — knockdown, orange peel or smooth. We match it so you can’t see where the old wall ends and the new one begins.
- Hole, crack and dent repair
- Water-damage and stain repair
- Knockdown, orange-peel and smooth texture matching
- Ceiling and popcorn repair

Repair or full replacement?
Repair suits localized damage — holes, cracks, stains — patched and blended in. Full replacement (removing and re-boarding a wall or ceiling) is better for widespread water damage, mould or sagging board. We inspect and recommend the practical option.
Service 4
Ceiling Textures
We apply and match ceiling textures across Vancouver Island — knockdown, orange peel, spray textures and smooth ceilings — for new builds and renovations.
Matching an existing ceiling after a repair or addition is its own skill. We blend new texture into the old so the ceiling reads as one surface, not a patch.
Prefer a clean, modern look? We also strip old popcorn and refinish ceilings smooth to a Level 5.
- Knockdown and orange-peel texture
- Smooth (Level 5) ceilings
- Texture matching after repairs
- Popcorn removal and refinishing
- New-construction ceilings

What ceiling textures do you offer?
Knockdown, orange peel and spray textures, plus smooth (Level 5) ceilings and popcorn removal. Jakhu Contracting Ltd. applies and matches ceiling textures on new and existing homes across Vancouver Island.
Service 5
Basement Development
We provide complete basement drywall packages across Nanaimo and Vancouver Island — boarding, taping, texture and final finish — for basement suites, rec rooms and secondary suites.
Basements have their own needs: moisture-resistant board where it matters, soundproofing between a suite and the home above, and bulkheads to hide ducting and beams. We handle all of it with one crew.
Most basement work happens in occupied homes, so clean, tidy job sites and clear scheduling aren’t extras — they’re the standard.
- Basement and secondary-suite boarding
- Taping, finishing and texture
- Soundproofing options for suites
- Bulkheads around ducting and beams
- Clean work in occupied homes

Service 6
Commercial Drywall
We deliver commercial drywall and tenant-improvement work throughout Vancouver Island, and across British Columbia for larger projects — coordinated to your construction schedule and site requirements.
Commercial assemblies carry real requirements: fire- and sound-rated walls to a specified assembly, steel-stud framing, and inspection-ready work. We build to the drawings and keep the paperwork straight.
General contractors keep calling us back for the same reason: we hit the schedule, keep the site safe, and don’t hold up the trades behind us. Fully licensed, $2M liability, WorkSafeBC covered.
- Tenant improvements and retail build-outs
- Offices and multi-unit projects
- Fire- and sound-rated assemblies
- Steel-stud and wood-frame boarding
- Scheduled to your GC’s timeline

Do you do fire- and sound-rated commercial assemblies?
Yes — steel-stud and wood-frame boarding, taping and finishing built to the specified fire and acoustic assemblies. Jakhu Contracting Ltd. serves commercial and tenant-improvement projects across Vancouver Island and BC.
Service 7
Soundproofing
We build sound-rated wall and ceiling assemblies across Vancouver Island — for bedrooms, home theatres, offices, secondary suites and multi-family projects — so noise stays where it belongs.
Real soundproofing is an assembly, not a single product. We combine sound-rated board, resilient channel or isolation clips, insulation and careful acoustic sealing to cut noise transfer between rooms and units.
Tell us what’s on the other side of the wall — a shared suite, a media room, a busy street — and we’ll build the assembly to match.
- Resilient channel and isolation clips
- Sound-rated (Type X) board
- Acoustic sealing and detailing
- Suite and party-wall soundproofing
- Home-theatre and bedroom quieting

Service 8
Framing & Finishing / Bulkheads & Drops
We build and finish bulkheads, dropped ceilings and custom drywall details across Vancouver Island — the boxes and drops that hide ducting, beams and plumbing, or add a designed, finished look to a room.
These details live or die on straight lines and square corners. We frame them true and finish them to match the surrounding walls and ceilings, so they look built-in, not added-on.
One crew frames and finishes, so there’s no gap between trades and no finger-pointing if a line isn’t right.
- Bulkheads and soffits
- Dropped and coffered ceilings
- Boxing beams, ducts and plumbing
- Archways and niches
- Framing and finishing by one crew

Do you do fire- and sound-rated commercial assemblies?
Yes — steel-stud and wood-frame boarding, taping and finishing built to the specified fire and acoustic assemblies. Jakhu Contracting Ltd. serves commercial and tenant-improvement projects across Vancouver Island and BC.

Frequently asked questions
What drywall services do you offer?
We offer complete drywall services across Vancouver Island: installation and boarding, taping and finishing to Level 4 and Level 5, repairs, ceiling textures, basement development, commercial and tenant-improvement drywall, soundproofing, and bulkheads and drops.
What is a Level 5 drywall finish?
A Level 5 finish adds a thin skim coat over the whole surface so no joints or fasteners show, even under bright or angled light. It’s recommended for critical lighting and high-gloss paint. We finish to any level, including Level 5.
Can you quote a small repair from photos?
